Fully communicate all information and set up every aspect of the inspection with the buyers ( Agents already have enough to do, I'll handle the rest).
Detailed presentations follow all my inspections so that my clients have a complete understanding of the home before they leave the house. Then, I send out a detailed, easy to read report full of pictures and color coded comments that is sent out the same day of the inspection.
Typical items inspected in a home inspection;
EXTERIOR: Wall Cladding, Flashing, Trim, Exterior Doors, Windows, Patios, Stairs, Balconies, Railings, Attached Garages & Carports, Sidewalks, Driveway, Grading, and Retaining Walls.
ROOFING: Roof Covering Materials, Roof Drainage, Flashing, Skylights, and Roof Penetrations.
PLUMBING: Water Supply System & Fixtures, Drains, Wastes, Vents, Water Heater, and Fuel Storage & Distribution Systems.
ELECTRICAL SYSTEMS: Service Entrance, Panels, Branch Circuits, Operation of Outlets & Lights, and the Operation of Ground Fault Circuit Interrupters.
HVAC: Heating Equipment, Cooling Equipment, Ducts, Vents, Automatic Safety Controls, and Chimneys.
INTERIOR: Walls, Ceilings, Floors, Interior Doors, Windows, Stairs, Balconies, Railing, Counter Tope, Cabinets, and Separation Provisions between House & Garage or other Dwelling Units.
INSULATION & VENTILATION: Insulation Type & Depth, Vapor Retarders, Ventilation of Attics & Foundation, Venting of Kitchen & Bathrooms, and Dryer Venting.
APPLIANCES: Ranges, Ovens, Cook-tops, Dishwasher, Food Waste Disposer, Range Hood, Microwave Cooking Equipment, and Trash Compactor.
